Project Update: Silāju Street 3 Construction Progress

We're pleased to share the latest construction progress on the Norge House development in Baloži, Latvia. Phase 2 (Preparation & Foundations) is complete, and Phase 3 (Frame & Weather-Tight Shell) is now in progress and nearly finished - with the structural frame assembled and only the roof and windows still to be installed before the shell is fully weather-tight.

Here's where things stand.

Phase 2: Preparation & Foundations - Completed

Phase 2 ran from 1 May 2026 to 20 June 2026 and carried a funding allocation of €93,303 (20% of the total budget).

This stage covered the groundwork that turns a permitted plot into a build-ready asset: site preparation, earthworks, foundations, utility entries, and the base works for fencing, paving, and landscaping. Progress was confirmed through foundation verification, photo and video reporting, and project-management sign-off.

The outcome is a clean transition from raw land to a fully prepared, construction-ready site - the platform that allowed the modular structures to go up quickly in the next phase.

Phase 3: Frame & Weather-Tight Shell - In Progress

Phase 3 runs from 15 May 2026 to 5 July 2026 with a funding allocation of 45% (€209,932) — the single largest tranche in the build.

With the foundations in place, factory-produced structural panels have been assembled on site, with facade works and terrace construction well advanced. The phase is in its final stages: roof and window installation are the remaining steps before the structures are fully enclosed. Verification covers structural assembly confirmation, the weather-tight shell inspection, and ongoing photo/video reporting.

Once the roof and windows are in, both residential structures will be weather-tight — fully enclosed and protected from the elements, ready for interior engineering and finishing work to begin.

Now Underway - Phase 4: MEP & Internal Works

The current funding round supports Phase 4, scheduled for 1 July 2026 to 15 July 2026, with a funding allocation of 25% (€116,629).

This phase brings the houses to life internally: electrical installation, plumbing, ventilation systems, internal walls, painting, and parquet flooring. Progress will be tracked through MEP and internal-works reporting. The outcome is fully functional interior engineering systems and completed internal finishing, setting the stage for finishing and handover.

Looking Ahead

With the foundations laid and the shell sealed, Norge House has cleared its most capital-intensive construction stages on schedule. The focus now shifts to Phase 4, where engineering systems and interior finishing will transform the structures into move-in-ready homes. At the same time, sales preparations are already underway. Agreements with local real estate agencies have been signed, and both residential units have been listed for sale. This reflects a common practice in residential development, where marketing and sales activities begin during construction rather than after project completion.
